Paint price per sq ft built from your cost
By Srikanta M · Updated 2026-09-26 · 7 min read · Formula v1.0.0 verified 2026-09-10
Your rate comes from material + labor + overhead + margin + tax. Example: $0.55 material + $1.10 labor + 10% overhead + 25% margin = $2.42/sq ft before tax. Published ranges ($4–9/m² wall) only check the result.
Why does copying the range fail?
Published ranges mix finishes, access and regions. Your real cost with your paint and your rate rules.
Copying $1.40/sq ft at a $1.50 cost gives away a dime per foot: $35 on 355 sq ft before travel.
What sits inside one painted sq ft?
Split material and labor per sq ft, add overhead, then margin. The example uses matte emulsion at 410 ft²/gal, a 5-gal bucket at $140 ($28/gal) and a $1.10/sq ft labor rate.
Per-sq-ft breakdown (2 coats, smooth wall)
| Item | Math | $/sq ft |
|---|---|---|
| Material | 0.0049 gal × $28 + 10% loss | $0.15 |
| Paint rounded to buckets | spread over 355 sq ft job | $0.40 |
| Labor | own rate | $1.10 |
| Masking and touch-up | $60 ÷ 355 sq ft prorated | $0.17 |
| Direct cost | sum | $1.65 |
| 10% overhead | 1.65 × 1.10 | $1.82 |
| 25% margin | 1.82 ÷ 0.75 | $2.42 |
How do you use the published price table?
As a check, not a source. Price your job ($2.42/sq ft here) and compare with the indicative range: inside at the top on rate and finishes.
Above the range, revisit rate and coverage before cutting margin. Below it, check primer and touch-ups are inside.
rate_sqft = (material_sqft + labor_sqft + prorated) × (1 + overhead) ÷ (1 − margin)
What changes on texture or ceilings?
Material rises from 0.0049 to 0.007 gal/sq ft (285 vs 410 coverage): +$0.06/sq ft. Ceilings add 30–40% time for position and cut-ins: quote the ceiling as its own line at a higher rate.
Worked example: 355 sq ft at $2.42/sq ft + tax
- Sale: 355 × 2.42 = $859.10
- Tax on top at your local rate
- Check: inside the indicative band
→ $859.10 + tax. Material and labor split on the PDF.
Common mistakes
- Quoting floor sq ft instead of wall: a 750 sq ft home carries 1,600–1,900 sq ft of wall. The miss multiplies by 2.5.
- Burying tax inside the rate without saying so: $2.42 + tax is not a $2.42 close.
- Forgetting masking and travel: $60–90 per job belongs prorated in the rate.

FAQs
- What does painting a 750 sq ft home cost?
- Measure walls (about 1,600–1,900 sq ft), not floor. At $2.42/sq ft that is $3,870–4,600 + tax. Run your sq ft in the area calculator with your rate.
- Same rate for walls and ceilings?
- No: ceilings run 30–40% higher on position. At $1.10/sq ft walls, ceilings go $1.45–1.55/sq ft labor.
- Paint split out or bundled?
- Split lines: material (buckets and gallons) and labor. The customer sees what finishes change without touching your rate.
- Early-payment discount?
- 3–5% max, figured before margin: 10% off $859 gives away $86, about 4 margin points.
- How often do I refresh my rate?
- Each January with new bucket and labor rates, plus after each big job comparing planned against actual. The guide table refreshes yearly (2026).
