Tiling bathrooms and kitchens: the full count

By · Updated 2026-09-26 · 7 min read · Formula v1.0.0 verified 2026-09-10

A 215 sq ft bath in 12×24 (1.94 sq ft/pc) takes 111 pieces net, 122 at 10% and 16 eight-piece boxes. Thin-set at 0.8 lb/ft² runs 172 lb net, 189 with waste: 4 fifty-pound bags. Pieces, thin-set and grout quote as separate lines.

How many boxes come out of 215 sq ft?

Divide area by piece area for net, multiply by waste and round to full boxes. Format matters more than sq ft: 12×24 yields 0.52 pc/sq ft, 24×24 yields 0.25 pc/sq ft.

net_pcs = area ÷ (width × length); boxes = ceil(area × (1 + waste) ÷ sqft_per_box)

How much thin-set and grout goes on top?

Thin-set follows trowel and format, not sq ft alone. At 3/8 in notch and mid format, 0.8 lb/ft² is the starting point. Grout follows joint: at 1/16–1/8 in on 12×24, about 0.08 lb/ft².

Does straight or diagonal change the order?

Yes, by a box or two. Straight holds at 10%; diagonal or herringbone needs 12–15% because cut triangles cannot be reused. In small baths with door, window and niche, use 12% even when straight.

Back-buttering large format and exteriors leaves pieces unchanged but adds 0.2–0.4 lb/ft² thin-set: 215 sq ft moves from 4 to 5–6 bags.

How is tile quoted?

Four lines: pieces and boxes, thin-set, grout and labor. Each with its calculator so the customer sees what a format change moves.

Labor prices per sq ft with your rate in the margin calculator. The indicative band ($25–60/m² mid material + install) only checks.

Worked example: 215 sq ft bath, 12×24, 8-pc box, 3/8 in notch

  1. Pieces: 215 ÷ 1.94 = 111.1 net → 122.2 at 10% → 16 boxes
  2. Thin-set: 215 × 0.8 = 172 lb → 189 lb → 4 × 50 lb bags
  3. Grout: 215 × 0.08 = 17 lb → 1 bag (plus an open-bag remainder)

→ 16 boxes + 4 thin-set bags + grout. Each item on its own line.

FAQs

Is thin-set included in the tile price?
No: pieces, thin-set and grout are separate lines. 215 sq ft in 12×24 is 16 boxes plus 4 thin-set bags plus grout.
Back-butter always?
On large format and exteriors it is standard per data sheet and design. Add 0.2–0.4 lb/ft² to the table rate.
How much attic stock do I leave?
One box of the same shade and caliber for the customer. A two-year discontinued line makes that box worth more than its price.
Does a 1/16 in joint save grout?
Yes, but the maker and the substrate set the minimum. Do not drop below 1/16 in on ceramic without data-sheet backing.
How does the count reach the quote?
Add to quote from each calculator: pieces as line 1, thin-set as line 2, grout as line 3. Labor goes on line 4.
